‘DO YOU ADU?’ is a campaign by MOD³ DESIGN aimed at raising awareness around Salt Lake City’s new ADU Ordinance and how YOU can help solve Utah’s Housing Gap problem.

 

WHAT IS AN ADU?

An accessory dwelling unit (ADU) is a smaller, independent residential dwelling unit located on the same lot as a stand-alone single-family home. ADUs go by many different names, including accessory apartments, secondary suites, and granny flats. They can be placed at ground level or over a garage to add even more usable space and value to your home.

ARE ADUs ALLOWED IN SALT LAKE CITY?

YES! After nearly a decade in the works, Salt Lake City recently approved a new Accessory Dwelling Unit (ADU) Ordinance. On Tuesday, October 16 2018, the Salt Lake City Council adopted the new ADU ordinance that allows local residents to build smaller accessory residential units on their properties. Where the previous rules restricted ADUs to areas near public transit stops such as TRAX, FrontRunner, etc., the new ordinance now allows for ADUs to be built citywide.

WHAT ARE THE PERSONAL BENEFITS OF AN ADU?

ADDITIONAL INCOME
ADUs are a great way to earn additional income by utilizing space on your existing property that is otherwise not getting any use. With the average rent for an apartment in Salt Lake City around $1,200/month and nightly Airbnb rates averaging $98/night, the money you make can either offset or fully cover your mortgage on the whole property. In addition, since the ADU becomes part of your existing property, it increases your entire home’s value and results in a higher price when you sell or refinance.

SPACE AND PRIVACY
Since ADUs provide a completely separate living space, they are ideal for having aging parents live where you can easily assist them, or where they can help with childcare. They also serve as a space for visiting relatives to sleep without being under the same roof, or as a way to offer a college student affordable rent in a nice neighborhood. 

HOW DOES BUILDING AN ADU HELP SALT LAKE CITY?

By adding an ADU to your property, you’re not only increasing the value of your home and earning additional income, you’re also helping alleviate some of the pain associated with Utah’s growing Housing Gap problem. With a growing population, rising home prices, and decreasing housing inventory, ADUs are a great way to add more affordable housing options in existing neighborhoods.
